| Abstract: | Tato práce se zaměřuje na developerský proces a možnosti financování developerských projektů. Teoretická část se věnuje developerskému procesu, rizikům a právní struktuře, dále pak vymezuje formy financování projektu tohoto typu a s nimi spojené náklady kapitálu. V neposlední řadě také vysvětluje metody hodnocení investic. Praktická část obsahuje analýzu současné situace na nemovitostním trhu a následnou analýzu konkrétního developerského projektu. Projekt je představen a jsou rozebrány jeho parametry a peněžní toky, na základě kterých je navržena struktura financování kombinující vlastní kapitál developera, bankovní financování a předběžné financování finálním investorem. Nakonec je posouzena efektivnost projektu na základě ukazatelů hodnocení investic. |
| Abstract in different language: | This thesis focuses on the development process and financing options for developer projects. The theoretical part is devoted to the development process, risks and legal structure, then defines the forms of financing of this type of project and the associated cost of capital. Last but not least, it also explains the methods of investment evaluation. The practical part includes an analysis of the current situation on the real estate market and a subsequent analysis of a specific developer project. The project is introduced and its parameters and cash flows are analysed, on the basis of which a financing structure combining developer's own capital, bank financing and forward funding by the final investor is proposed. Finally, the efficiency of the project is assessed on the basis of investment evaluation indicators. |
