| Abstract: | Tato diplomová práce se zabývá analýzou možností využití hypotéky jako nástroje pro generování pasivního příjmu prostřednictvím investic do nemovitostí. V rámci této práce jsou zkoumány nejen výhody, ale i rizika spojená s touto strategií investování. Analyzuje faktory, které ovlivňují efektivnost těchto investic, jako jsou úrokové sazby, nezaměstnanost, inflace a vývoj nemovitostního trhu. Současně se tato práce zabývá stavem hypotečního trhu, jehož proměny mají vliv na to, jak efektivně lze hypotéku využít k dosažení stabilního pasivního příjmu. V praktické části této práce byla provedena analýza a zhodnocení procesu nákupu nemovitosti v rámci vybraných měst České republiky. Následuje prezentace modelových scénářů a formulace závěrů získaných z této analýzy. |
| Abstract in different language: | This master's thesis deals with the analysis of the possibilities of using a mortgage as a tool for generating passive income through real estate investments. Within this thesis, not only the benefits but also the risks associated with this investment strategy are examined. It analyzes factors that influence the efficiency of these investments, such as interest rates, unemployment, inflation, and the real estate market development. Concurrently, this work addresses the state of the mortgage market, the changes of which impact the effective utilization of mortgages for achieving stable passive income. In the practical part of this work, an analysis and evaluation of the real estate acquisition process in selected cities of the Czech Republic were conducted, followed by the presentation of model scenarios and formulation of conclusions derived from this analysis. |
